A conditional use permit allows the City of Monticello to consider special uses which may be essential or desireable to a property owner, but which are not allowed as a matter of right within a zoning district, through a public hearing process.  A conditional use permit can provide flexibility within a zoning ordinance.  Conditions may be applied to the granting of the conditional use permit.  Petitions for conditional use permits must be completed and submitted to the City of Monticello Zoning Administrator, along with a $300 non-refundable fee.  Petitions will be heard by the Planning Commission and then the City Council.
