Legal Notice of Public Hearing Upon Applications for Conditional Use and Variances

A NOTICE IS HEREBY GIVEN that a Public Hearing will be held upon the Application for Conditional Uses and Variances filed with the City of Monticello Planning & Zoning Board by the Monticello Community Unit School District #25, owner of the property legally described as follows:

All of Block 2 of MJ Bryden’s School Addition to the City of Monticello, as per Plat recorded in Deed Book 26, Page 192 of the records in the recorder’s office of Piatt County, Illinois; And all of block 12 of Mary J. Piatt’s South Addition to the City of Monticello, as per Plat recorded in Deed Book “J”, Page 373 of the records in the recorder’s office of Piatt County, Illinois; And all that part of the vacated street, as shown on the plat of MJ Bryden’s School Addition to the City of Monticello, as vacated by order of the City Council March 13, 1894; And all that part of State Street as shown by the Plat of MJ Bryden’s School Addition, now vacated, being bound on the north by the south right of way line of Jefferson Street and bound on the south by the north right of way line of Kratz Road; And all that part of Lot 3 of the subdivision of the Fractional northwest ¼ of Section 18, Township 18 North, Range 6 East of the third principal meridian, Piatt County, Illinois, as shown by the plat of said Lot 3, recorded in Deed Book 26, Page 128 of the records in the recorder’s office of Piatt County, Illinois, lying east of the east right of way line of State Street.  Except Lots “D” & “E” of the subdivision of Lots 1 and 3 of the fractional northwest ¼, of Section 18, Township 18 North, Range 6 East of the third principal meridian, Piatt County, Illinois (Lots “D” and “E” now being Hamilton Street), as per plat of survey recorded in Plat Book 2, Page 13 of the records in the recorder’s office of Piatt County, Illinois.  Also excepting that portion conveyed to the people of the State of Illinois, Department of Transportation, by quitclaim deed filed for record in Book 403, Page 164 of the records in the recorder’s office of Piatt County, Illinois.  Property is commonly known as 1 Sage Drive, Monticello, Illinois.

A public hearing will be held at Planning & Zoning Board meeting scheduled for Monday, November 19, 2018 at 7:00 P.M.  The meeting will be held in the City Council Chambers, located at 210 N. Hamilton Street in the City of Monticello Illinois.  Notice is further given that the above applicant is seeking a Conditional Use Permit to allow a school (existing non-conforming use) in an Urban Residential (RD) zone; a Conditional Use Permit to allow an additional accessory structure in an Urban Residential (RD) zone; a Variance to allow an accessory structure in a front yard; and a Variance to reduce the east front yard setback.  All interested persons have the right to appear at the public hearing and present evidence.
